Committee Minutes

Present:

Minutes of previous meeting agreed.

Issues:

1. Cigarette’s around swimming pool

• There are a growing number of people disposing of cigarette butts around the poolside without using ashtrays. This seems to be from a certain few who are renting apartments for their holidays. JP to look into the possibility of providing ashtrays for the pool area. PP disagreed due to the cleaning aspect but majority voted to provide this and the cleaning would be discussed at a later date.

2. Sealing of patio floors

• It was discussed the procedure to ensure that owners take due care of their property. The main problem at present is when an owner disregards the sealing of their patio which then causes water ingress through into the apartment below. Procedure to be drafted and then discussed and finalized at this years AGM

3. Sprinkler system.

• The sprinkler systems on the lawns where the detached villas are sited have been broken by cars parking on top of them. LK to use a ‘workaround’ for the time being and a letter is sent to the owner of the villa’s explaining the damage caused when cars are parking on the grass.

4. Rentals

• A letter to be sent to all owners that when they have paying guests that stay on the complex they must be given an overview of the dos and don’ts of the complex. Whenever the complex is being abused it seems that it is not owners but their guests who are the major cause of the problem. Owners ultimately must take responsibility for their guests and therefore the letter will be sent to all informing of problems we are currently receiving and their liability should any costs be incurred through damages/expenses. RC and PP to draft and then issue.

5. 2011 AGM

• LK has kingly offered to host the AGM in the absence of RC during August when hopefully more owners will be here. The date of 20^th August was set. PP to send out last years minutes, an agenda and also notice for new committee members.

6. Title Deeds

• It seems that the architects have ‘exaggerated the truth’ when they informed our solicitors that the plans of our complex had been submitted during April 2011. They have only just been on site over the past month to measure up and therefore although we are seeing some movement in progress they are still not submitted yet.

7. Street Lights

• No further notification from the municipality of when our lights will be adopted.
